Xiuhmol works on the client side. We do not sell property or accept seller-side commissions. Our findings are based on documented evidence, available public records, field observations and human review. We clearly distinguish what is confirmed, incomplete, inconsistent or still unresolved.

How long does a review take?

Timing depends on the selected review depth, document quality, registry access, property access and any required third-party coordination. After intake, Xiuhmol confirms the scope, missing information and estimated review window before work begins.

We do not prioritize speed over evidentiary quality.

What happens if serious risks are identified?

Xiuhmol documents the supporting evidence, explains the decision impact and recommends a practical next step: GO, REVIEW TERMS, ESCALATE or NO-GO. The objective is not to guarantee a risk-free transaction, but to help the client decide whether to proceed, renegotiate, obtain specialist review or stop before further funds are committed.

How do professional fees and external costs work?

Xiuhmol’s professional fee is paid directly under the confirmed scope. External legal, notarial, registry, escrow, tax, translation, technical, travel and government costs are quoted or billed separately where applicable.

Xiuhmol does not receive, hold or transfer purchase, rental or escrow funds.

Will Xiuhmol contact the seller, landlord or broker?

Only when contact is necessary for the agreed scope, when access or confirmation is required, or when the client authorizes coordination. Many first-stage reviews can begin using the documents and information already provided by the client.

If direct counterparty contact becomes necessary, Xiuhmol explains the purpose before proceeding.

Does Xiuhmol provide legal, notarial or escrow services?

No. Xiuhmol provides independent verification, risk clarity and decision support. Formal legal opinions, notarial completion, tax advice, technical certification and escrow execution remain with qualified independent professionals.

Xiuhmol may help structure or coordinate the specialist review path when required.

What types of property does Xiuhmol review?

Xiuhmol reviews existing, documented residential properties, rentals, land and custom real-estate cases. The exact scope depends on the asset, jurisdiction, documentation available and transaction complexity.

Xiuhmol does not validate speculative pre-construction delivery risk or present pre-sale projects as independently verified opportunities.

What does the client receive?

Depending on the selected scope, the client receives structured findings, reviewed evidence, missing-document identification, risk logic and a recommended next step. Deeper mandates may include an evidence index, risk matrix, market context and investor-grade final report.
